“A complete new roof” sounds clear until you compare two proposals. One names the shingles and a total. Another describes removal, decking, flashing, ventilation, and cleanup. Those may not be the same job.

If you are replacing a roof in Tulsa, ask for a system-level scope before choosing a color. The goal is to understand what gets removed, what stays, and how the completed roof will be documented.

Start with removal and the roof deck

Ask how many existing layers the estimate assumes and what will be removed. Then ask how the contractor will inspect the exposed deck, document damaged areas, and price replacement materials if needed.

A decking allowance is not the same as an unlimited inclusion. Get the measurement method, unit price, and approval process in writing. This matters on an older Midtown house where previous repairs may be hidden, but the same questions belong in a proposal for a newer South Tulsa home.

List the components beyond shingles

The proposal should identify the roofing product, underlayment, relevant leak protection, starter materials, ridge treatment, edge details, and flashing scope. Ask whether vents and pipe boots are being replaced or retained and why.

GAF's bulletin on reusing metal flashing highlights the value of removing flashing to inspect the roof deck and identify problems. Ask your contractor to explain the approach to each existing detail rather than assuming new shingles mean every connection is new.

Include the attic in the conversation

Ask whether ventilation has been evaluated for your actual attic layout. A roof with additions, separate attic spaces, or limited access needs an explanation that fits the house.

GAF's ventilation guidance describes balancing intake and exhaust. The proposal should say what the contractor found and what changes, if any, are included. Adding a vent is not a complete explanation of the ventilation plan.

Plan for the property around the roof

Discuss driveway space, deliveries, dumpster placement, landscaping, patio furniture, pets, and access during the job. If your garage is behind the house or the driveway is narrow, settle the logistics before materials arrive.

Ask how the home will be protected if work pauses and how weather affects the schedule. A clear daily plan is more useful than an unconditional completion promise.

Separate product coverage from workmanship coverage

Request the actual warranty terms for the selected roof system and the contractor's installation work. Confirm what registration is included, which documents you receive, and whom you contact for a problem. Avoid assuming a product name alone tells you the full coverage.

Also confirm cleanup and the final walkthrough. Ask for completion photos and a record of approved changes, especially decking work that will no longer be visible.

Compare complete scopes

For budgeting context, read our Tulsa roof replacement cost guide. Then request a property-specific proposal through AE Roofing's Tulsa roof replacement service. A complete roof should come with a complete explanation of what you are buying.
