The shingles are off, and the crew calls: some decking needs replacement. That is a stressful time to learn how your contractor prices wood repairs. Have the conversation before the dumpster arrives.

Whether you own a home in Kendall-Whittier, a house near the fairgrounds, or a property in East Tulsa, the roof covering hides part of what supports it. An inspection can identify concerns, but it cannot expose every sheet or board beneath installed roofing. A good estimate accounts for that limit without turning it into a blank check.

Decking is the surface beneath the roof covering

Roof decking provides the base for the roofing assembly. Its condition matters to the work above it. GAF's decking overview identifies moisture damage, rot, and other deterioration as reasons replacement may be needed.

That does not mean every roof needs a complete new deck. Ask what the inspector could see, what remains concealed, and whether the proposal includes an allowance or bills all additional decking separately. Those are pricing terms you can settle before removal starts.

Ask how the quantity will be measured

One proposal may price replacement by sheet. Another may use square feet or linear measurements for particular materials. Ask which unit applies, what material is specified, and whether removal, disposal, labor, and related work are included in that unit price.

Also ask how partial areas are counted. If the roofer identifies a damaged section beside a chimney, you should understand the practical replacement area and the billing method. A clear measurement is more useful than an unexplained “wood charge.”

Require photos before the area disappears again

Request a wide photo locating the affected decking and closer photos showing the condition. The crew should identify the quantity and recommended work before covering it with the new assembly. Save the completion photographs with the approved change.

Where framing or structural concerns are suspected, ask whether evaluation beyond normal decking replacement is needed. Replacing a surface panel and resolving a structural problem are different scopes. The contractor should explain the boundary.

Agree on a decision process that works during the job

  • Choose the person authorized to approve added work.
  • Confirm a phone number and backup contact.
  • Set out the evidence and price required for approval.
  • Clarify any preauthorized allowance or limit in writing.
  • Ask how an exposed area will be protected if work pauses.

If you will be away from Tulsa during replacement, settle this before leaving. You do not want an unanswered phone call to become an improvised agreement about several thousand dollars of work. The final invoice should reconcile approved quantities and charges.

Keep the entire roof in view

Decking work is one part of replacement. Underlayment, flashing, ventilation details, cleanup, and warranties still belong in the main scope. Our Tulsa replacement scope guide walks through that broader conversation.

AE Roofing handles roof decking repairs as part of a documented roofing scope. Ask us to explain the measurement and approval process before tear-off. You should know what happens if concealed damage is found, even when nobody can honestly tell you the exact quantity yet.
