Claremore’s housing stock splits into two very different problems. The older neighborhoods near downtown and Will Rogers Boulevard have homes that have been on their second or third roof for decades. That means the decking underneath is the real question. Skip-sheathing, water-damaged OSB, and boards that have softened over 60-plus years of Oklahoma summers are common. The newer growth along Highway 66 and around the Rogers State University area is a different story. Granule loss on south-facing slopes, failing pipe boots, and flashing that was never installed with the right overlap are the common findings.

Storm exposure in Claremore is real. The city sits in Rogers County, which sees the same hail corridor activity as Tulsa but with less media coverage. Storms that track northeast through Catoosa often continue into the Claremore area. A lot of homeowners here never call after a storm because the damage is not visible from the ground. We use a drone on every inspection because surface-level granule loss and bruised shingles are invisible from the street.

One thing that catches Claremore homeowners off guard: insurance carriers have gotten more aggressive about depreciation on older roofs. If your shingles are more than 15 years old and you file a claim, some carriers will only pay actual cash value rather than replacement cost.
