Free roof inspection. No clipboard ambush.
You had a storm. Or your neighbor got a new roof and now you are wondering about yours. Or you are selling the house and want to know what the buyer's inspector will find before they find it. The inspection is free, takes about 45 minutes, and you walk away with a documented PDF. We do not make you stand in the driveway while someone reads off a scary number.
Q: What does a professional roof inspection find that I cannot see myself?
The roof inspection business in Tulsa got a bad reputation during the storm chaser era. After every major hail event, companies would canvass neighborhoods offering free inspections and then walk away having signed homeowners up for a replacement regardless of what the roof actually needed. Clipboard in hand, scary photos from one bad section, and a price before they even got off the ladder.
Our inspection works differently. We document what we find, give you the documentation whether you hire us or not, and tell you honestly what the roof needs. If it needs nothing, we say that. If it needs a repair, we scope the repair. If it needs a replacement, we tell you why and show you the data.
We inspect roofs for homeowners, buyers, sellers, landlords, and property managers across the Tulsa metro. The inspection is the same regardless of who is paying for it or what comes next.
Eight things we document on every inspection.
Shingle condition across all planes
Drone footage of every slope. We look for granule loss, bruising, cracking, curling, and missing tabs. Documented by plane.
Flashing at all penetrations
Pipe boots, chimney flashing, skylight curbs, and wall step flashing. Flashing failures cause more leaks than shingle failures.
Ridge cap and hip condition
Ridge cap takes more UV exposure and wind lift than field shingles. We check alignment, adhesion, and fastener pattern.
Gutter attachment and condition
Gutters that pull away from the fascia create water intrusion paths. We check the drip edge, gutter attachment, and downspout function.
Attic moisture and ventilation
An attic moisture reading tells us whether water is already getting in. We also check the intake-to-exhaust ratio while we are up there.
Decking integrity
From the attic, we check for soft spots, staining, mold, and rafter damage. This is the layer everything else depends on.
Hail impact evidence
We photograph every impact on shingles, flashing, pipe boots, and metal vents. This documentation is what insurance adjusters need.
Storm date cross-reference
We cross-reference your address against NWS hail event data. If your ZIP was in a confirmed hail path, we note the storm date and size on the report.
What happens during your 45 minutes.
Ground and exterior walk
We start at ground level. Gutters, downspouts, fascia, siding, and any visible storm damage on soft metals. This gives us context before we go up.
10 minutesDrone documentation
Every roof plane gets drone coverage. We are looking for impact patterns, granule loss distribution, and anything that is not visible from the ladder.
15 minutesAttic check
If attic access is available, we go in with a moisture meter and a flashlight. Water shows up in the attic before it shows on your ceiling.
10 minutesReport and debrief
Same-day PDF with photos, notes, and a clear recommendation. We walk you through what we found on the spot before we leave.
10 minutesThe inspection is free. The documentation is yours to keep.
We inspect to inform, not to sell.
We inspect thousands of Tulsa roofs. A lot of them do not need anything yet. We tell those homeowners their roof looks good, hand them the PDF, and say call us when something changes. That is not a business model most roofing companies are built around. It is ours.
When you hire AE Roofing for a repair or replacement, it is because you looked at our inspection report and decided to. Not because a salesperson walked you through a scary list in your driveway while you were still in shock from the storm. The inspection is yours. What you do with it is your decision.
