Q: What is EPDM roofing and is it right for my Tulsa building?

A: EPDM (Ethylene Propylene Diene Monomer) is a synthetic rubber membrane used on flat and low-slope commercial roofs. It has been installed on commercial buildings since the 1960s and remains a strong choice for warehouses, schools, municipal buildings, and budget-sensitive flat roofs. EPDM handles Oklahoma's temperature swings well, resists UV degradation, and lasts 20 to 25 years when properly installed and maintained.

EPDM roofing does not get the same attention as newer single-ply membranes, but it has outlasted more than a few trends. The rubber compound handles Oklahoma's dramatic temperature swings without cracking or becoming brittle. In Tulsa winters that drop to single digits and summers where rooftop surface temps hit 170 degrees, that flexibility matters.

We install EPDM on warehouses, light industrial buildings, schools, churches, and any commercial building where cost-per-square-foot is a significant factor. EPDM costs less to install than TPO on a comparable building. The trade-off is energy performance. EPDM is black, which absorbs heat. Failing adhesive seams

Older EPDM systems bonded with solvent adhesive start delaminating at seams after 12 to 15 years. Open laps are the most common source of commercial flat roof leaks in Tulsa.

Membrane shrinkage at perimeter

EPDM shrinks slightly as it ages, pulling flashings away from walls and parapets. Once you see gaps at the perimeter, re-flashing alone does not fix the root cause.

Ponding water over 48 hours

Flat roofs should drain within two days of a rain event. Persistent ponding breaks down the membrane and saturates insulation. Tapered insulation with correct slope solves it permanently.

Visible surface cracking

Surface crazing on EPDM indicates UV damage and age. Once the top surface cracks, the underlying membrane is no longer fully UV-resistant. Coatings can extend life; replacement fixes it.

Roof past 20 years

If your EPDM is approaching or past 20 years, even without active leaks, the membrane is nearing end-of-life. A proactive replacement on your schedule is less expensive than an emergency replacement after a major storm.

EPDM membrane options

Thickness, installation methods, and what drives the choice.

We install EPDM from Carlisle SynTec, Firestone, and Versico. All three offer 20-year warranties on properly installed systems. Membrane comes in three primary thicknesses: 45-mil, 60-mil, and 90-mil.

45-mil EPDM is the standard for simple flat commercial buildings with limited foot traffic. Warehouses that nobody walks on except for annual HVAC maintenance, storage buildings, and simple commercial structures with clean drainage are the right applications.

60-mil EPDM handles moderate foot traffic and provides better puncture resistance. Schools, retail buildings, and commercial properties where maintenance crews access the roof regularly benefit from the extra thickness.

90-mil EPDM is specified for high foot-traffic roofs, roofs with heavy equipment, and buildings in high-hail-exposure corridors. The additional thickness adds cost but meaningfully extends service life under difficult conditions.

Cost considerations

What drives EPDM cost.

EPDM costs less to install than TPO on a comparable building, generally 10 to 20 percent less depending on building complexity. The lower membrane material cost is partially offset on large buildings where ballasted gravel installation adds weight load and structural considerations.

Installation method affects both cost and long-term performance. Fully adhered EPDM costs more than mechanically fastened or ballasted but performs better in high-wind areas. For commercial buildings in Tulsa and surrounding areas that see frequent spring thunderstorms and tornado-adjacent wind events, fully adhered is often worth the premium.

Insulation and substrate condition drive the biggest variable in any commercial flat roof bid. We core-cut before we bid specifically so the insulation number is accurate, not estimated. Buildings with wet insulation require full tear-off and replacement, which changes the project cost significantly.

A properly installed EPDM membrane lasts 20 to 25 years in Oklahoma conditions. The main variables are membrane thickness, adhesive vs. mechanically fastened installation, and whether a bi-annual maintenance program keeps drains clear and seams monitored. Thin 45-mil systems on flat buildings with heavy foot traffic tend to run shorter. Heavier 60-mil and 90-mil systems with good drainage last the full range.
EPDM costs less per square foot installed and has a longer proven track record. TPO reflects UV, which lowers cooling costs, and welds at the seams rather than using adhesive. For buildings where energy savings are a priority, TPO usually wins the long-term math. For warehouses, municipal buildings, and properties where upfront cost is the primary constraint, EPDM is still a solid choice.
45-mil is the standard for low-traffic commercial flat roofs. 60-mil adds puncture resistance and is a better choice for roofs with regular maintenance foot traffic. 90-mil is for buildings with heavy equipment access or high hail exposure. We will recommend the right thickness after walking your building.
Sometimes. If you have one existing membrane layer and core cuts show dry insulation, a recover is possible. This avoids tear-off cost and keeps the existing insulation R-value. When insulation is wet or there are already two membrane layers, tear-off is required. We core-cut during inspection to make this call with data, not assumptions.
Older EPDM systems use solvent-based adhesive to bond seams. That adhesive degrades in Oklahoma heat cycles over 10 to 15 years. Modern EPDM installations use bonding adhesive or seam tape with better long-term performance. When we repair or replace an EPDM system, we upgrade the seam method if the existing detail is adhesive-bonded.
