60-mil TPO is the standard for most commercial buildings. It handles foot traffic, hail, and UV exposure well. It is the right choice for offices, retail, churches, and multi-family buildings where rooftop access is limited.
80-mil TPO is what we recommend for buildings with heavy rooftop equipment, frequent maintenance traffic, or locations in high-hail corridors. The thicker membrane costs roughly 15 to 20 percent more but extends service life and handles impact better. For buildings in south Tulsa, Broken Arrow, and Owasso, the extra thickness pays for itself.
What drives TPO cost.
TPO pricing depends on four things: square footage, insulation requirements, roof access, and whether the existing membrane needs a full tear-off. A 10,000-square-foot office building with one layer of existing membrane and easy crane access is a different project than a 40,000-square-foot warehouse with two layers, rooftop HVAC units, and a parapet wall.
