Roof maintenance programs for Tulsa commercial properties.
The difference between a $400 drain clear and a $40,000 roof replacement is usually two missed maintenance visits. Bi-annual inspections, drain clears, seam audits, and photo reports. Catch problems while they are still problems, not emergencies.
Q: Why do commercial roofs need a maintenance program?
Tulsa property managers and building owners deal with real roofing pressure. Spring hail seasons test every membrane. Summer heat cycles push seams. Fall debris clogs drains. Winter freeze-thaw works on flashings. The roof is under stress twelve months a year, and the only way to stay ahead of it is to look at it regularly.
Our maintenance programs are designed for commercial property managers who have other things to manage. You get a scheduled visit twice a year, a written report with photos that documents every deficiency, and a repair proposal for anything that needs attention. Minor items, a re-sealed boot, a lifted lap, a cleared drain, are handled on the spot when possible. Larger issues get scoped and bid separately.
Every program includes storm inspections at no extra charge after significant hail or wind events. We photograph damage, document impacts, and provide a written report you can hand your insurance carrier. For buildings still within a TPO, EPDM, or manufacturer warranty period, our documented visits satisfy the warranty maintenance requirements.
What deferred maintenance looks like.
Slow drains after every rain
Partially clogged drains back water up against membrane edges and flashings. Over time, the backed-up water works under the membrane at the drain collar. A $50 drain clear prevents a $5,000 repair.
Tenant leak calls more than once a year
One repair call per year might be bad luck. Two or three per year is a maintenance problem. Buildings on programs almost never have reactive leak calls because the failure points are caught before they get to that stage.
No record of last inspection
If you cannot produce a dated inspection report for your commercial roof, your manufacturer warranty may already be at risk. Warranties require documented maintenance visits. No documentation means no warranty.
Roof past 10 years with no program
The 10-year mark is when maintenance becomes most valuable. Seams, flashings, and penetration details that were installed correctly start showing normal wear. Catching that wear early extends the system life significantly.
Property acquisition with unknown roof history
When you take on a building without roof maintenance records, the first thing to do is get it inspected. You need to know what you have before your first storm season with it.
Recent installation without maintenance enrollment
A new TPO or EPDM system without a maintenance program is a warranty waiting to get voided. Manufacturer warranties require documented bi-annual inspections. The installation cost was the investment; the maintenance program protects it.
Four steps every visit.
Every maintenance visit follows this same sequence. You always know what you are getting.
Scheduled visit
We contact you two weeks before your scheduled inspection to confirm access and any known building changes, new HVAC equipment, rooftop additions, or recent tenant work. You get the visit on the calendar, not a surprise call the day before.
Twice per yearFull roof walk
Foreman walks the entire roof surface, photographs every deficiency, audits all seams and flashing points, inspects penetration collars and drain collars. Minor accessible items, a lifted lap, a cracked boot, are repaired on the spot when materials allow.
Documented with photosDrain service
Every drain on the roof is cleared. Debris removed from the drain field. Drain collars inspected for membrane separation. Drain outlets checked for obstruction below the roof line. This single item prevents more leaks than anything else we do.
Every visit, includedWritten report and follow-up
Report with photographs of every deficiency, description of conditions found, and a repair proposal for anything that needs attention beyond the visit scope. Delivered within 48 hours. Suitable for property owner records or board reporting.
48-hr deliveryMaintenance focus areas for each roof type.
TPO maintenance focuses on seam integrity, pipe boot collars, HVAC curb flashings, and drain collar conditions. TPO seams are heat-welded and generally durable, but edge laps at perimeter walls need annual attention in Oklahoma temperature swings.
EPDM maintenance prioritizes lap seam adhesion, especially on older systems with solvent-bonded laps. Drain clearing is critical on EPDM because standing water is more likely to find seam failures. Flashing adhesion at walls and parapets is checked every visit.
Modified bitumen maintenance focuses on lap seam conditions, parapet counter-flashing adhesion, and granule retention on the cap sheet. Gravel migration away from drain areas is flagged and corrected.
BUR and metal maintenance have specific inspection protocols. BUR requires gravel redistribution and flood coat condition assessment. Metal requires fastener inspection, panel seam sealant condition, and penetration collar checks. We maintain all system types.
What a maintenance program costs.
Maintenance program pricing is based on building size, roof system type, and the number of buildings in your portfolio. A single-building program for a commercial property in the 10,000 to 50,000 square foot range is straightforward to price. Multi-building portfolio programs receive volume pricing that makes the per-building cost significantly lower than individual service calls.
The math on maintenance is direct. A bi-annual program costs a fraction of a single commercial emergency repair visit. An emergency repair costs a fraction of a premature roof replacement. The program keeps you in the first category.
Programs are billed annually with the option to pay per-visit. Multi-year agreements receive fixed pricing for the contract term. We provide a written proposal with per-building and per-visit costs before you sign anything.
The drain call costs less than the repair call.
Maintenance only works if the reports are honest.
The problem with maintenance programs from some contractors is the incentive misalignment. A roofer who makes money on repairs has a reason to find repairs. We handle this by separating the maintenance visit from the repair proposal. The inspection report documents what we found. The repair proposal is a separate document with itemized pricing. You decide what to address and when.
Our maintenance foremen are the same crew that installs our commercial roofs. They know what a properly installed seam looks like and what a failing one looks like. They also know what is normal wear versus what needs immediate attention. That distinction is what makes the report useful rather than alarming.
For property managers handling multiple buildings, we also offer a comprehensive roof asset management program that rolls maintenance reporting into portfolio-level condition tracking, lifecycle forecasting, and capital planning.
