Q: What makes standing seam metal different from other commercial metal roofing?

A: Standing seam metal uses panels with raised vertical seams that interlock, with all fasteners concealed within the seam. No exposed screws means no fastener penetrations to rust, back out, or allow water infiltration over time. The panels float on clips that allow thermal expansion, which is critical in Oklahoma's extreme temperature swings. It is a fundamentally more durable installation method than exposed-fastener metal roofing.

Standing seam metal is not the cheapest option in commercial roofing. It is not supposed to be. Steel, aluminum, gauge, and finish options.

We install panels from McElroy Metal, Berridge Manufacturing, and ATAS International. All three manufacturers offer 40-year structural warranties. Panel profiles, seam heights, and widths vary by manufacturer. We will specify the right profile for your building geometry and local wind loading requirements.

24-gauge Galvalume steel is the standard commercial specification. It handles Oklahoma wind loads, hail, and temperature cycling well. 24-gauge is Class 4 impact rated with most manufacturers, which matters for insurance purposes on commercial properties in high-hail areas.

Aluminum panels are specified for buildings near corrosive environments, coastal-adjacent applications, or projects where weight load is a structural constraint. Aluminum does not carry the same Class 4 hail rating as steel, which matters in Tulsa. We will tell you if aluminum is the right call for your project.

Kynar 500 finishes carry a separate 35-year color and film integrity warranty. Hundreds of standard colors plus custom matching. For commercial buildings where the roof color is part of the brand or architectural identity, Kynar is the only finish worth specifying.

Cost considerations

Standing seam costs more. Here is why it often makes sense.

Standing seam metal costs significantly more per square foot installed than membrane systems. The panels are more expensive, the installation requires more skilled labor and more time, and the substrate preparation is more involved. On a 15,000-square-foot commercial building, the premium over TPO is real.

The counter-argument is lifecycle cost. TPO is on a 20-year replacement cycle. Standing seam is on a 40-year cycle, and many installations far exceed that. For a building you plan to own for 30 or 40 years, the math often closes. You also avoid the disruption and capital expenditure of a mid-cycle re-roof.

Insurance costs are another factor. Buildings in Broken Arrow, south Tulsa, and the southern suburbs face elevated commercial property insurance premiums in part due to hail risk. A Class 4 rated roof can qualify for insurance discounts that partially offset the premium installation cost. Talk to your broker before you finalize the system spec.
