Q: Why would a 12-year-old Bixby roof need shingle replacement?

A: Builder-grade 3-tab and entry-level architectural shingles used during high-volume construction between 2008 and 2016 were installed quickly. Southwest-facing slopes receive peak UV exposure every afternoon and take hail from the prevailing storm direction. Granule coverage on those slopes depletes faster than the rated shingle life implies. When we inspect a Bixby home and find two failing slopes and two sound ones, replacing the failing slopes and correcting the penetration details at the same time is the right scope.
